Please Note:   New Regulation starting January 02, 2018- All work that requires a Town Environmental Permit the site operator(s) will have to provide a copy of your Contractor's Training Certificate for Soil and Erosion Control with your application.

The Planning Department in conjunction with the Planning Board reviews and takes action on all applications for Subdivision, Site Plans, Special Use Permits, Signs and Lot Line Adjustments within the Town.  Environmental reports, natural resources inquiries and environmental permit applications (wetland, timber harvesting, and soil erosion control) are reviewed and acted upon through the Planning Department.   Presently the main responsibility for implementing the Town Phase II of the Federal Clean Water Act (MS4) Stormwater Pollution Prevention Plan lies with the Planniing Department.  Planning office personnel conduct on site pre-construction conferences and on site monitoring of new development projects with the Town Engineer.  Suggesting changes to the Town Code and updates to the Town Comprehensive plan are also functions of the Planning Department.

Available for viewing in the Planning office are the latest NYSDEC Freshwater Wetland Map, Soil Survey, Federal Fish and Wildlife Wetland Maps, USGS Topographical Map, Zoning Maps, New York City DEP Watershed Map, etc.  There is also a wealth of information on streams, wetlands, steep slopes, soils, topography, ariel photography and more on our GIS computer linked to the Duchess County Data Base.
